Another penthouse unit at San Francisco’s Four Seasons Residences hit the market this week, and this could make for a neighborly deal.
The 4,341-square-foot three-bedroom, 3.5-bath, dubbed Penthouse 3A, has an $11.8-million ask—over $2,700 per square foot and nearly $2 million more than the 3,913-square-foot Penthouse 3B that’s listed next door.
Since the two view units on the east side of the 35th floor of the 2001-built building share a wall, they could be combined, according to Frank Nolan of Vanguard Properties, the listing agent on the smaller of the two units, which has been on and off the market since 2018. Ali Faghiri of Compass is the listing agent for the larger unit––which was photographed empty except for some art––and did not reply to a request for comment.
The owner of Penthouse 3B is Paul Roberts, according to public records, a former attorney for Interface Group, which built the Venetian Hotel and the Sands Expo and Convention Center in Las Vegas. Roberts purchased the unit from the building’s developer, Christopher Jeffries, for $4.8 million in 2006. Jeffries’ Millennium Partners is also behind San Francisco’s famously leaning Millennium Tower.
Other units in the Four Seasons Residences have been combined in the past, including another penthouse on the 39th floor of the 40-story building, which has been asking $9 million for a little over 3,500 square feet since February. A combined three-bedroom unit with “zen-inspired” design and sound-proofed home theater on the 32nd floor has been on the market since January and currently has the highest ask in the building at $14.5 million, plus over $6,200 a month in HOA fees.
The 142-unit condo building is located at 765 Market Street near Yerba Buena, and has a 24-hour doorman, valet, concierge, room service and an onsite Equinox gym with a pool. The Four Seasons also collaborated on a “Private Residences” collection around the corner at 706 Mission, which was being developed by Millenium Partners until it was sold off to Westbrook Partners in 2018. It has a $49-million duplex penthouse which has been on the market since before construction was completed in 2021 and Warriors star Steph Curry reportedly bought an $8-million unit on the 30th floor in January 2020. Westbrook also chose the Four Seasons to manage an Embarcadero hotel it bought in 2019, which just fully reopened this month after a two-and-a-half-year renovation.
