San Francisco-based Republic Metropolitan has proposed a 453-unit residential development in American Canyon, according to plans filed with the city.
The Napa County project will be located at 1000 Reliant Way and will require the redevelopment of a 15-acre rail yard site. The Residences at Napa Junction will create two central blocks with one- to four-story buildings, according to the project’s website. The estimated cost in $177 million and the project is slated for completion in the spring of 2027
The streets will be curbless and meant to be shared between drivers and pedestrians. Laneways, courtyards and passageways are exclusively used by pedestrians, while all vehicle and bicycle parking are accommodated along the streets.
The new residential project is located near employment and transit hubs. It is a couple of miles from a new 700,000-square-foot Amazon distribution center and a 646,000-square-foot IKEA distribution center. The Napa County Airport is four miles away from the site, and District Ferry Service to downtown San Francisco is just seven miles away.
“The Residences @ Napa Junction is conceived according to the principles of traditional, time-tested urbanism, prioritizing walkability and human, rather than vehicular, scale,” the project’s website states.
American Canyon’s average rent for a one-bedroom apartment is $2,275, up 15 percent year-over-year. The average rent for a two-bedroom is $2,808, down 18 percent, while a three-bedroom unit costs $3,146, down 1 percent, according to a January report by Zumper.
Wine Country has not seen plans recently for new housing; however, the North Bay city of Petaluma plans to add 131 units of housing to its market. The project involves multiple three- and four-story buildings on about 5.29 acres of a 6.5-acre parcel. The site of the project was recently acquired by Arcata-based Danco Builders from Todd and Nancy Kurtin for $10.6 million.
