Rob Facchino, a developer whose family has worked in the business since the Silicon Valley boom in the 1980s, has proposed to build more than 800 homes and a commercial building near the Berryessa BART station in San Jose, according to documents filed with the city.
The site of the proposed project has been owned by the Facchino family since 1972 and is located at 1655 Berryessa Road. Plans call for a combination of up to 820 homes, apartments, condos and townhouses. The project also includes 455,000 square feet of commercial space for office or retail tenants, and a nearly one-acre park.
Rob Facchino is requesting permission to build on his 13-acre plot from the city’s Planning Commission, which will discuss the project in a meeting on Wednesday.
The Facchino project is located a quarter mile from the Berryessa BART station, and the area is eyed for additional changes. La Pulga, a historical flea market, is slated to be redeveloped into 3,450 residential units and up to 3.4 million square feet of commercial, office and retail space on a lot adjacent to the station.
The Facchino family got its start with a trucking business in 1931 near downtown San Jose. Family members ran the trucking business for about 50 years but eventually sold it. Around 1985, after the development boom began in Silicon Valley, the family pivoted to commercial real estate development and investment.

The Berryessa project isn’t the only development in San Jose that Facchino has in the works. He and Mike LaBarbera purchased the Garden Shopping Center for $17 million. Plans for one of the oldest retail centers in San Jose call for redeveloping it for more retail tenants and up to 116 units of housing.
LaBarbera and Facchino are principals at Terracommercial Real Estate, “a family-owned business which currently owns and manages 16 retail and industrial properties totaling over 1 million square feet,” according to its website.
