Focus on volume, not luxury sales, booked $209M in business for firm last year

OWN Real Estate, an agency headquartered in San Francisco’s South Bay that reported sales of more than $209 million in 2022, has switched its affiliation to Keller Williams.

The firm most recently worked with Side during a stints of three-plus years. OWN previously was affiliated with Keller Williams from 2014 to 2019. 

OWN’s founder and broker Wilson Leung said that his 19-agent team decided to return to Keller Williams because Leung liked the brokerage’s culture and economic model.

“Does it give us a clear path for growth? Do my agents make more money without having to work harder for the same amount of time and effort? Do I get to earn more? The answers for all three were yes,” Leung said of Keller Williams. 

Leung said that business in 2023 has been tough across the board for real estate agents. Compared to the firm’s 2022 sales total, reported by Real Trends, OWN’s business would be down 32 percent in a year-to-date match-up.

OWN Real Estate has become a top producer without working in the luxury home sector. 

“We work the more affordable corridor in San Mateo County, so we mostly do volume instead of high prices,” Leung said, who added he represents listings in towns such as Brisbane and San Bruno. 

“We serve the underserved. We pick limited competition. People often don’t give their best efforts to non-luxury markets,” Leung said.

Some of Leung and OWN’s deals include a co-listing on 1746 Oakwood Drive in San Mateo, which sold for about $2.2 million in August 2022. The firm also co-listed 8 Parkgrove Drive in South San Francisco, which sold for $1.9 million in March 2022.

Leung speaks at real estate agent conferences on increasing productivity, but he doesn’t seek to make himself a star, said Herman Chan, an agent at Golden Gate Sotheby’s International Realty. “He does his job, and that’s it,” Chan said. “He does a good book of business.”
