Condo Buyers Cozy Up to Office Space on 57th Street

The 57th Street neighborhood has seen an influx of development for luxury condos and hotels, which combined with Nordstrom’s newly opened 300,000-square-foot flagship store, speak to an area that continues to trend upward. The street is notable for its prestigious art galleries, restaurants and high-end shops. East of Sixth Avenue, 57th Street is home to numerous high-end retail establishments including Van Cleef & Arpels, Tiffany & Co. and Bergdorf Goodman. There is also an abundance of excellent transportation options and 57th Street has truly become a major New York City thoroughfare linking the west and east side of Manhattan.

ABS Partners has taken note of the influx of wealthy condo buyers and curated office space at 145 East 57th Street to appeal to condo buyers in the neighborhood who want to work locally. Composed entirely of prebuilt full floors showcasing exposed high ceilings and four sides of light. Every tenant receives a highly personalized environment, with finishes and features that are more commonly found in luxury condominium units: Toto bathroom fixtures; custom pantries; beverage coolers; and top-of-the-line Miele appliances.

So far, ABS Partners has received tremendous interest from the residential brokerage community, in addition to traditional office brokers. In fact, a sizeable 40 percent of the new tenants at the property were referred by residential brokers. The building is located in very close proximity to a variety of condo developments – such as One57, Moma Tower, the Steinway Tower, 520 Park Avenue and 100 East 53rd.

“Our prebuilt office space at 145 East 57th Street has been a hit with local condo buyers. They’re seeking a high-end environment they can customize, like their home, close enough to home they can walk to work. As a result, we only have a full-floor, 4,285 RSF prebuild left.,” said ABS Partner John Brod.

ABS purchased the 12-story, 64,000-square-foot office property, along with Benenson Investment Company, in the fall of 2016. The last remaining suite on the eleventh floor is now built out and ready for occupancy. For more information visit www.145e57.com
