XAG Group to build mixed-use at Audubon

Latest addition to the 3,000-acre master-planned community near Houston

XAG Group is bringing a significant expansion to a master-planned community near Houston with a recent land acquisition.

The firm bought 20 acres in Audubon, a development in Montgomery County, with plans for apartments and retail. 

Houston-based developer Sam Yager Inc. began plans for the 3,000-acre community, at the intersection of Highway 249 and FM 1488, in 2016.

XAG Group is starting construction soon on a pedestrian-oriented, 30,000-square-foot, two-story retail center, expected to be completed early 2024.

In the second phase, XAG Group plans to introduce Rasha at Audubon, a multifamily community consisting of two apartment developments: a three-story garden-style complex and a four-story building. In total, the development will offer 326 one-bedroom to three-bedroom units.

“This hybrid mix caters to both suburban and urban living experiences,” said XAG Group CEO Nathaliah Naipaul. “We want to encourage engagement with nature and harmonious living.”

Rasha at Audubon is expected to include a slew of amenities across its two complexes including a pet park, fitness center, yoga studio, party house and family movie theater. The project will also feature walking trails connecting residential and commercial spaces. Construction is expected to start in the first quarter of 2025. 

The apartments will join the project’s first multifamily development, Medistar Corporation’s Virtuo Audubon, where construction began at the end of 2022. The nine-building project is anticipated to open in the first quarter of 2024. 

Builders Perry Homes, Drees Homes, Anglia Homes, Newmark Homes and Empire Communities are among those planning for-sale single-family homes in the development, and the first model homes opened last year. 

Upwards of 5,000 multifamily and single-family residences are expected to be completed there over the next 12 years.
