A 1,300-acre ranch with a commercial air strip located an hour outside of Dallas, has listed for $15.5 million.
The Sugaree ranch in Athens has an exclusive-access easement to the Athens Airport Jet Strip, which is undergoing expansion and development planning, according to the listing from Icon Global. The price comes to almost $12,000 per acre.
Three commercial hangar lot options are included, allowing private plane arrivals and departures without leaving the ranch.
The property also includes a 4,000-square-foot home on the edge of a private lagoon, as well as a skeet shooting range.
The property’s landscape includes rolling grasslands, hayfields, forests, pines, pastures and a series of lakes, as well as over 70,000 pine trees that have been planted around the perimeter.
Two clearwater fishing/swimming holes attract ducks, deer and fish.
There is potential to combine existing lakes into a 50-acre body of water, the listing says.
The real estate boom has seen a lot of legacy ranches hit the market in Texas.
In November the 1,560-acre River Oak Ranch hit the market for $45 million.
That property has its creature comforts, with a 5,000-square-foot home, multiple barns, and four miles of paved roads. But its most unique aspect is natural: 1.3 miles of Pedernales River frontage, including a 20-acre natural lake, formed by the river, in the middle of the property.
In September, the 600-acre Rancho El Saeno, which has been owned by the same family since 1840, in south Texas was listed for $2.4 million by Foster Farm and Ranch. J.L. Pepe Guerra is the listing agent.
The 164-acre Indian Creek Farm, located off State Highway 46 in Spring Branch, listed for almost $12 million in 2022.
Also in 2022, the Braun Ranch was listed for $7.5 million. It’s one of 15 ranch estates in Rough Creek Lodge and Resort, an 11,000-acre community with a private spa and golf course, according to the Dallas Morning News.
That 50-acre ranch, about two hours outside of Dallas is a gated, private property with four buildings — an owner’s house, a guest house, a casita and a “party barn.”
