Affinius Capital is gearing up for the next phase of its massive Town Center at La Cantera development on San Antonio’s Northwest Side.

The firm, formerly known as USAA Real Estate Company, will add apartments and retail, spanning 100 acres, at the intersection of Interstate 10 and Loop 1604, to the sprawling mixed-use hub, the San Antonio Business Journal reported

Dallas-based Phoenix Property Company has secured a contract for a segment of the development, according to documents filed with the city. It’s slated for 350 upscale units along with 10,000 square feet of retail space. Phoenix plans to start construction in the first quarter of next year, development partner Bryson Marshall said.

The broader vision for the Shops at La Cantera, which first opened in 2005, encompasses a diverse mix of office, hotels, health and wellness facilities, entertainment venues, retail, residential complexes, parks and amenities.

While Affinius Capital initiates this next phase, its long-term involvement remains uncertain as the firm typically delegates development tasks to external entities. Noteworthy developers such as San Antonio-based Great America Companies, Houston-based Patrinely Group and Cambridge Development Group, as well as Austin-based Barshop & Oles and CSW Development, are involved in La Cantera.

Recent additions to La Cantera include the San Antonio Spurs’ Victory Capital Performance Center, a 134,000-square-foot facility that’s home to the NBA team’s basketball operations. The performance center is part of the Spurs’ growing campus, as it recently unveiled plans for the Rock at La Cantera, a 60,000-square-foot medical office building that will help anchor its $500 million human performance campus.

Moreover, with popular attractions like a Six Flags theme park and the Shops at La Cantera, the area continues to thrive as a prime destination for residents and visitors alike.
