A $25M Houston spec mansion tops Texas’ new listings

It’s the latest project of Layne Kelly Homes, custom builder for some of city’s biggest sales

The most expensive home to hit the market in Texas this month is a spec mansion in Houston.

Built by Layne Kelly Homes and listed by Compass agent Robert Bland — collaborators on some of Houston’s biggest home sales — the 17,800-square-foot home under construction at 4 West Lane in River Oaks is asking $25.5 million, earning it the top spot in the state for February listings, according to the Houston Association of Realtors.

The mansion is scheduled for completion this summer, according to the listing. The 1.25-acre lot will include a tennis court and guest house alongside the five-bedroom, nine-bathroom home. Plans include a game room, a home theater and a four-car garage. An elevator will service the three-story house.

Layne Kelly built the home that celebrity surgeon Calvin Jung — whom Drake personally thanked for his cosmetic work —  bought in 2024. Bland had the listing for Jung’s property at 3315 Del Monte Drive, also in River Oaks. 

Bland is also representing the mansion at 3 Briarwood Court, the second-most expensive home to hit the Texas market this month. It’s about a mile away from 4 West Lane, and it was the most expensive listing in Houston in 2024. The price has dropped since then, from $27.5 million to $21.5 million.

In 2023, Layne Kelly paid $12 million for a 2-acre parcel at 3482 Inwood Drive, the second-most expensive land sale in the city’s history, and announced plans to build a 25,000-square-foot home asking $50 million.

This month’s crop of ultra-luxury listings includes a sizable share of spec mansions. In addition to the home at 4 West Lane, the top 10 most expensive listings in Texas include a Robert Elliott Homes project at 3648 Stratford Avenue in Highland Park asking $16.5 million; a soon-to-be-finished Avida Custom home at 4401 Arcady Avenue in Highland Park asking $16 million; and a home at 10920 Strait Lane in Dallas asking $12 million.
