Apartments are sprouting in a sea of single-family development outside Houston.
An LLC linked to Houston-based Hunington Properties filed plans with the Texas Department of Licensing and Regulation to build a 348-unit multifamily development at 3700 Jordan Ranch Boulevard in Fulshear, a swiftly growing town in Fort Bend County west of Houston.
The apartment community will span 444,607 square feet across 12 three-story buildings and a freestanding clubhouse, according to the project filing. Amenities will include a pool court with a cabana, an outdoor exercise area and a dog park. Construction is scheduled to begin September 2026 and end March 2027. TDLR filings are preliminary and subject to change.
An unofficial plat for Vic Tamarron West filed last month lists several trusts belonging to members of the Franz family as owners of the land and Hunington Properties as the developer. The 16.4-acre parcel is on the northwest corner of the intersection of Jordan Ranch Boulevard and Tamarron Parkway, the plat shows. That’s just inside the borders of Johnson Development Corporation’s 1,350-acre Jordan Ranch master-planned community, according to a Jordan Ranch map.
Johnson Development is responsible for two of the four master-planned communities that account for much of Fulshear’s single-family inventory, according to the Houston Business Journal. Further single-family development in the pipeline includes a 3,700-acre project by Hines just east of Fulshear that’s expected to start homebuilding in 2027.
Fulshear ranked second among the nation’s fastest-growing cities with populations of 20,000 or more last year, according to the U.S. Census Bureau. The town’s population grew by 21 percent to 64,630 between July 2024 and July 2025.
The Census Bureau’s Texas-dominated list starts with Celina, a North Texas town which grew 24.6 percent to a population of 64,427, and includes six more Texas cities besides Fulshear in the top 15.
A member of Hunington Properties did not immediately respond to a request for comment.
