Hubs of North Texas’ luxury real estate market, once limited to the Park Cities, are taking root in the northern suburbs of Dallas.
Collin and Denton counties put up a good showing on June’s list of priciest new home listings across the state, compiled by the Houston Association of Realtors. Of the 10 homes featured, three are in Parker, Flower Mound and Frisco, underscoring the rising relevance of northern DFW in luxury real estate.
The 15,000-square-foot concrete compound at 4801 Leena Lane in Parker is listed for $13.75 million, ranking second on the list, behind a Highland Park home. The asking price works out to $917 per square foot. The home, which was built in 2021, sits on 1.43 acres. Real Broker’s Michael Hershenberg has the listing.
Tracey Chamberlain, from Ebby Halliday, has the $10 million listing at 5905 Giverny in Flower Mound. This French Provincial home built in 2008 is also nearly 15,000 square feet, meaning it’s listed for $670 per square foot.
The 10,000-square-foot home at 3875 Balfour Court in Frisco is listed for just under $8.5 million or $886 per square foot. Exit Realty Elite’s Boo Reitz has the listing. The contemporary stucco manse was built in 2023.
The growth of listings near $10 million in the northern suburbs comes about a year after Plano set a record for Collin County’s most expensive home sale. The 12,300-square-foot estate on 7 acres at 5805 Red Wolf Lane sold for $15.9 million two days after it was listed last May. The Perry-Miller Streiff Group at Dave Perry-Miller Real Estate had the listing.
Another Frisco property will likely hit the Houston Association of Realtors’ list soon: the “Infinity” residence at 3980 Starling Drive. Built with a 3D-printed steel frame, the 13,600-square-foot home was listed for $15 million, or about $1,106 per square foot, ahead of its anticipated 2027 completion. It’s being built in the Hills of Kingswood, the luxury development that’s also home to the Balfour Court listing.
It’s no surprise that luxury real estate is finding its footing in the northern Dallas suburbs. Collin County is home to four of the top five fastest-growing cities in the country, census data shows. Plus, Frisco and Plano continue to dominate the corporate relocation game, most recently luring AT&T and the Dallas Stars.
