Journeyman plans massive multifamily project

One of Austin’s most active developers has big plans for 58-acre site in Onion Creek

One of the capital’s biggest multifamily players has a major project in the works along the Interstate 35 corridor in south Austin.

Journeyman Group filed preliminary plans with the Texas Department of Licensing and Regulation for a development at 12211 Heatherly Drive called ​​Treeline Apartments. Treeline will consist of nine multifamily buildings with four detached garages and nine carports, a pool, a clubhouse and a maintenance building, according to the filings.

Work is expected to begin in November and run through mid-May 2025. 

While the filing provides several key details about the project, it also features some specifics that don’t make sense. 

The estimated project cost is listed at $1 million, and size at a little over 6,000 square feet. Journeyman did not immediately respond to a request to explain the discrepancy.

Journeyman filed through an ownership entity called Three Hills Land, LLC. The company routes back to Journeyman’s office at 1000 North Lamar Boulevard, and its two registered agents are Sam Kumar, Journeyman’s president, and David Gregorcyk, the firm’s legal affairs lead. Brian Rumsey of Cross Architects filed the application.

Journeyman’s LLCs own seven connecting parcels totaling 58 acres that form a semicircle around the Water Oak Apartments at 12234 Heatherly Drive.

The project has been in the works for years. A 2019 platting review by the City of Austin shows that Journeyman would dedicate nearly 13 acres to public green space on the property. Journeyman’s website contains a reference to a project called “Three Hills,” the same name it uses on the platting review, which would have 280 units and be finished in July.

Journeyman has started several multifamily projects on the Austin outskirts in recent months. The firm plans more than 600 units across two projects in north Austin near Parmer Lane, which has been the locus of heavy investment from tech companies and their employees. Through its multifamily branch, JCI Residential, Journeyman built more than 2,700 apartments in the Austin area in 2021, according to the Austin Business Journal. In addition to the residential projects, Journeyman has built several hospitality and senior living facilities.
