An assemblage on West Sixth street is poised for a significant makeover.
Riverside Resources plans to develop a five-story, mixed-use complex in the 1100 and 1200 blocks, near Blanco Street, where a blend of vacant buildings and high-traffic businesses currently stand, the Austin Business Journal reported.
The development site, formerly known as Clarksvillage, comprises eight properties appraised at just under $22 million, according to the Travis Central Appraisal District. Some of the structures will be demolished to make way for the project.
Austin-based Riverside, founded by Don Reese, has acquired the parcels over the past few years from owners including restaurant and hotel group McGuire Moorman Lambert Hospitality, which is a development partner.
An internal plaza with ground-level retail and restaurant space is part of the development plans. Above that will be a mix of office, hotel and residential. An underground parking garage is also planned. Swiss architecture firm Herzog & de Meuron and construction firm Flintco are attached to the project.
Demolition plans, filed in April, call for razing the former Z’Tejas restaurant at 1110 West Sixth Street, Swedish Hill Bakery at 1120 West Sixth and cycling shop Rapha Austin at 1122-1124 West Sixth. The demolition request is now being reviewed by city council, and if approved will be sent to the Historic Landmark Commission for consideration.
Clark’s Oyster Bar and the Wally Workman Gallery are among businesses that will remain at the site, the outlet said.
Riverside is at the helm of various high-profile developments in the downtown area, such as luxury condo tower Fifth & West and apartment high-rise the Whitley.
