Austin’s luxury home market showed signs of a spring thaw last week, with higher deal volume and the number of listings over $2 million climbing.

The week’s biggest closing was a $6.75 million deal at the Four Seasons Residences downtown, where a 24th-floor condo with sweeping Lady Bird Lake and skyline views found a buyer.

The 4,200-square-foot unit at 98 San Jacinto Boulevard features a flexible floor plan with multiple living and sitting areas, a lakeside primary suite with two walk-in closets and a wine room. Listed at $1,604 per square foot, the home also includes two balconies and access to Four Seasons’ amenities, including a rooftop pool, fitness center, valet and concierge services. The high-profile condo deal headlined a week where 10 homes last listed over $2 million went under contract across the Austin metro area, double the number of deals from the week before, according to the latest Eklund Gomes report. Total signed volume jumped to $33 million, a $14 million increase.

Other closings last week included homes in Westlake, Rollingwood and Spanish Oaks, ranging from about $2.2 million to $3.7 million. 

The priciest of the all single-family group, a five-bedroom at 108 Las Lomas Court, sold for $3.65 million in West Lake Hills, while a remodeled four-bedroom at 2522 Waymaker Way traded for just over $3 million. Most of the homes were located west of Mopac in top-tier school zones, like Eanes ISD, and featured large lots, updated interiors and a mix of traditional and contemporary styling.

Pricing last week, however, continued to slide. Homes went under contract at an average of $620 per square foot, down about 8 percent week-over-week, while the average days on market rose to 104 days — up from 76 days. The average price point dipped to $2.9 million, compared to $3.8 million the previous week.

Inventory edged up. Austin now has 552 active homes listed above $2 million after 40 listings hit the market last week, four more than the 36 new listings the week prior. 

Two of the highest-priced newcomers include the estate at 1421 Circle Ridge Drive in West Lake Hills. At just under $8 million, it offers nearly 8,600 square feet on a 2.1-acre double lot, priced at about $935 per square foot. Built in 2005 and renovated last year, the six-bedroom home features a primary suite with double vanities, a 500-bottle wine cellar, detached casita, sport court and multiple outdoor entertaining spaces. The same asking price landed 3111 Ski Shores Terrace among the priciest new listings as well. 

The Lake Austin waterfront property, listed for $1,359 per square foot, spans 5,900 square feet and includes five bedrooms, a gym, four-car garage, a boat dock with an upper party deck, a zero-edge pool, terraces and an outdoor kitchen. Eric Moreland of Moreland Properties is the listing agent.
