The vision of Wolverine Interests and the University of Texas at Dallas to transform a 36-acre tract into a mixed-use complex is closer to becoming reality.
Richardson officials gave preliminary approval to the Points at Waterview, a transit-oriented development slated for residences, offices, retail and two hotels, roughly 15 miles north of downtown, the Dallas Morning News reported.
The project would be built on Dallas Area Rapid Transit’s Silver Line station, a 26-mile commuter rail line connecting the Dallas-Fort Worth International Airport with Plano. Wolverine, led by Jim Leslie, owns 15 acres at the development site, while UT Dallas owns the adjoining tract.
Renderings of the Points at Waterview show seven building sites and ample open space facing the train station. At full build, the project could include 4,000 residential units, 500,000 square feet of office space, 40,000 square feet of retail space and 300 hotel rooms each, the outlet said.
Richardson’s planning and zoning commission unanimously approved the developers’ proposed zoning change. City Council is expected to consider the project in September.

The site, just north of the UTD campus, currently houses a five-story office building. The rail station is expected to be one of the busiest stops on the route, which is scheduled to start running in 2026.
Other developers are embarking on large transit-oriented projects in preparation for the DART station. AMLI Residential and Stream Realty Partners are working on a $472 million mixed-use development in Addison, and Trinsic Residential Group aims to build a five-story, 325-unit apartment complex in Plano, both of which are being planned around the forthcoming DART station.
