Twain Financial Partners has big plans for one of the most elaborate residences in North Texas.

The St. Louis-based firm purchased Champ d’Or, an over-the-top estate in Denton County, last year.  It plans to spend about $40 million to transform the mansion into commercial property with a hotel, resort and retail, according to the Dallas Morning News reported

The French baroque-inspired mansion, located 30 miles north of Dallas at 1851 Turbeville Road in Hickory Creek and near Lewisville Lake, sits on 20 acres. 

The property includes a main house, guest house, pool house and large barn that combine to span 48,000 square feet. 

The main house spans 8,000 square feet with five bedrooms and five bathrooms. The guest house spans 4,000 square feet with four bedrooms and four bathrooms. The pool house spans 2,000 square feet with two bedrooms and two bathrooms. All are two stories.

It was heralded as one of the Lone Star State’s most expensive residences, costing $52 million to build in 1999. It became known for its opulent features, such as a two-story Chanel-themed closet and an ornate home theater with a stage and concession stand.

Twain is planning to connect the main house to its development. The hotel will have 50 rooms, and the retail building will span 10,000 square feet.

Investors are also planning to open a restaurant and a spa on the property, hoping to capitalize on the estate’s proximity to Lewisville Lake as well as the Dallas-Fort Worth International Airport, which is about 20 miles away. 

They are also hoping to attract visitors from nearby cities such as Denton, Fort Worth and Dallas. Construction is expected to begin in the next few months, and the project is expected to be completed by 2025. 

Other notable projects on the way in Denton County include a $58 million mixed-use development by Realty Capital Residential, set to hit the county’s seat, Denton. Dubbed Parkway Lofts, the development will sit on 20 acres and is slated to bring apartments, townhomes, a hotel and 22,000 square feet of retail space.
