Wilks Development tees up massive master-planned development in Frisco

Firefly Park, near PGA headquarters, will feature office, retail, hotels and residential

The PGA of America has blessed Frisco. Now, everyone wants in on the development action.

The suburban Dallas boomtown’s latest development will be a 242-acre mixed-use project from Fort Worth-based Wilks Development and Frisco Economic Development Corporation. 

Firefly Park will be located at the intersection of U.S. 380 and Dallas North Tollway, just down the road from the $520 million Omni PGA Frisco Resort and PGA of America Headquarters. The site is about 35 miles north of downtown Dallas. 

“Firefly Park is part of the ‘PGA halo effect’ accelerating development in north Frisco,” Frisco EDC President Jason Ford said.

In its final form, Firefly Park will feature 3 million square feet of office space, 400,000 square feet of retail, 1,200 hotel rooms, 230 townhomes, 1,970 residential units and a 45-acre park. The initial phase of the project involves constructing public infrastructure to make the project possible. It is expected to break ground this month.

Wilks Development purchased the land in 2015 but beefed up its plans for the space after the PGA of America unveiled its plans for Frisco, Frisco Mayor Jeff Cheney said. 

Frisco is one of the fastest-growing communities in Texas. Between 2020 and 2023, the city added more than 18,000 residents, according to the Texas Demographic Center. In 2023, Frisco had a population of nearly 219,000 people. 

The area will soon be home to a 97-acre Universal Studios theme park and resort, expected to open in 2026. 

Frisco’s pipeline for mixed-use development is loaded with multi-billion dollar projects. JVP Management got the green light last fall to build The Mix, a $3 billion megadevelopment. Hall Group is taking the lead on Hall Park, a $7 billion development to include 15 buildings. 

Wilks Development’s portfolio includes commercial, mixed-use. multifamily, hospitality, industrial and land development.
