McKinney’s $200M mixed-use project is latest to pitch a surf park

Development would have 100,000 square feet of office space, plus retail and family entertainment concepts

McKinney could become another destination for a surf park in Texas.

The City of McKinney has plans for Cannon Beach, a $200 million, 35-acre development featuring a 4-acre surf lagoon and a hotel, plus retail, restaurants and 100,000 square feet of office space, the Dallas Morning News reported. The development site is at the northeast corner of Stacy Road and Texas 121.

The project would come from a development agreement between the city, the McKinney Economic Development Corporation and the McKinney Community Development Corporation. 

Cannon Development, the company behind the Cannon Beach concept, is owned by Cole Cannon, a lawyer who also owns Cannon Law Group and is based in Utah, according to his LinkedIn profile. This would be the developer’s second surf-focused project, following a similar complex in Mesa, Arizona.

Plans also include a swimming pool, sand beach and cabanas with food service. Family-focused entertainment such as a skateboard park, bowling alley and health club are also in the works.

Construction could start next year and wrap up by the end of 2026.

This wouldn’t be the first surfing spot in Dallas-Fort Worth. Goodsurf, a bar with pickle ball courts and yard games, opened a surf wave this past summer. Without driving to the Texas coast, it’s also possible to catch a wave at Waco Surf, which has a 2-acre wave pool and opened back in 2018.

A surf-themed development is also taking shape near Austin. Discovery Land Company, in collaboration with professional surfer Kelly Slater, is behind the Austin Surf Club in Del Valle

Houston master planner aims to make waves with surf lagoon

The project involves redeveloping the former NLand Surf Park, which closed in 2018, into a surf-and-condo community. The development will feature over 140 condominiums, restaurants, a spa and wellness center and a 2,220-square-foot surf basin designed by Slater. Additional amenities include a lake for fishing and paddleboarding.

Construction is already underway, with a homeowners association established and 18 condominium sales since August.
