Crescent Real Estate is adding another office building to the ambitious Fort Worth mixed-use development it delivered late last year.

The local firm, led by chairman John Goff, wants to build a 170,000-square-foot Class A office building along West 7th Street, within the $250 million Crescent Fort Worth development, the Dallas Morning News reported

The eight-story office building, rising on a 1.4-acre site between Van Cliburn Way and Boland Street, will complement the recently delivered Crescent Offices East, which is already 90 percent leased. GFF will design the building, which will be distinct from the first one.

Plans call for two ground-floor restaurants, which have garnered interest among prospective tenants already. Crescent is also weighing the possible inclusion of a private club.

Similar to Crescent Offices East, the building is slated for an amenity deck, fitness center, meeting spaces and balconies on every floor. Construction is expected to start later this year, with an estimated completion in 2026.

The Crescent Fort Worth comprises the 200-room Crescent Hotel, 170 residential units and its signature Canyon Ranch Wellness Club & Spa. Crescent has partnered with Dallas-based Duro Hospitality, known for the Charles, for a restaurant set to open on the ground floor of Crescent Offices East later this year.

Crescent Fort Worth is one of several projects fueling the growth of Fort Worth’s Cultural District, 2 miles west of downtown. Goldenrod is embarking on two large-scale projects in the neighborhood — a 250,000-square-foot mixed-use building and a 171-room luxury hotel — set to cost $400 million.

Plus, Younger Partners has plans to revamp Crockett Row, an area it rebranded as Artisan Circle, which has about 300,000 square feet of retail and office.
