Asana Partners secured an office tenant at its mixed-use development in Fort Worth’s buzzing Cultural District.
Escalante Golf, which operates nearly two dozen luxury golf courses across the country, has leased 25,000 square feet at the Foch Street Warehouses, with plans to move into the space this fall.
Chris Doggett and Matthew Cheney represented North Carolina-based Asana in lease negotiations, while Transwestern’s Gibson Duwe and Kyle Poulson represented Escalante Golf.
The company was drawn to Foch Street Warehouses due its prime location in one of Fort Worth’s hottest neighborhoods, “combined with the forthcoming property enhancements,” said Escalante founding partner Elico Silva.
Foch Street Warehouses, acquired by Asana in 2022, comprises three buildings totaling 135,700 square feet. It offers creative office space, retail, restaurants and entertainment. It was reported last year that Asana plans to invest $1.2 million on exterior renovations and storefront modifications.
Fort Worth’s Cultural District, about 2 miles west of downtown, is in a real estate boom, attracting a swarm of developers and investors in recent years. Late last year, Crescent Real Estate delivered Crescent Fort Worth, a $250 million mixed-use development, and plans to add another office building.
Goldenrod is embarking on two large-scale projects in the neighborhood — a 250,000-square-foot mixed-use building and a 171-room luxury hotel — set to cost a combined $400 million.
Plus, Younger Partners has plans to revamp Crockett Row, an area it rebranded as Artisan Circle, which has about 300,000 square feet of retail and office.
Asana, meanwhile, is an active investor in North Texas real estate. Last year, it acquired a showroom campus and an office complex in Dallas’ Design District. The firm is also working to redevelop the Hill retail complex in North Dallas into a mixed-use residential tower.
