A Dallas-based firm inked a sweet property management deal near Houston.
Rebees Management Company, has taken over the 32-acre Sugar Land Town Square, at the intersection of Interstate 69 and State Highway 6, the Houston Business Journal reported.
Property owner Lionstone Investment originally appointed Rebees to manage the retail portion of the site. Now, the firm will work to bolster the office portion as well, while Sugar Land-based Planned Community Developers handles office leasing. Rebees managing partner Tom Paterson, who formerly served as COO of Lionstone, leads Rebees’ property management division.
“We’re very focused on the experiential elements of the business,” Paterson told the outlet.
Sugar Land Town Square comprises 566,000 square feet of Class A office space, 223,000 square feet of high-end retail and restaurants, 167 condos, a 300-key Marriott hotel and conference center, three parking garages and the 82,000-square-foot Sugar Land City Hall. Its retail occupancy rate is above 90 percent, and the office occupancy rate is hovering around 80 percent.
Paterson wants to deploy a “hospitality-oriented approach” to improve the office experience, adding amenities and services so tenants can “facilitate their own company culture.” Such upgrades will help combat the remote-work era, which has brought demand for office space down to a historic low. Rebees could even utilize technology to deliver food and property management services to office users.
