A major acquisition by Blinn College has set the stage for higher education northwest of Houston, in the fast-growing town of Waller.
Peter Terpstra, founder of Terpstra & Associates, sold 100 acres to the Blinn College District, a Brenham-based two-year college, the Houston Business Journal reported. Justin Whitworth of Oldham Goodwin represented Blinn College in the sale. It is near Terpstra’s plans for a mixed-use development.
The sale price wasn’t disclosed, but Terpstra confirmed it was a multi-million dollar deal.
The Blinn College District plans to establish a campus at the site, situated on the northeastern corner of the intersection of FM 2920 and Binford Road. The college already has campuses in Brenham, Bryan, Schulenburg and Sealy. It also has classrooms in a section of Waller Independent School District’s W.C. Schultz Junior High School.
The deal marks a significant step forward for Terpstra’s town center project, a 450-acre development located near U.S. Highway 290. The Hockley-based developer has spent years acquiring parcels in Waller.
Terpstra and development partner David Klein are preparing utilities, with retail, industrial and multifamily sections planned. The first parcels are expected to hit the market by summer of 2026.
“We’ve been holding it up to now, waiting on the outlying development of residential development,” said Terpstra.
He anticipates the area’s rapid residential development activity will spark interest from big-box retailers.
Meanwhile, Waller’s growing industrial sector is gaining momentum. Earlier this year, Terpstra sold 500 acres near Hempstead to H-E-B, which has since started construction on a major distribution campus to support its operations. Acquiring the land from multiple sellers over two years, Terpstra seized a unique opportunity to build scale in the area.
“The opportunity to pick up larger tracts of land existed and is now becoming more apparent as more and more demand is hitting the Waller area,” he said.
Strong interest in the area is further supported by investments like Wolff Companies’ Beacon Hill, a 521-acre master-planned community along Highway 290. Since 2018, Wolff has sold portions of Beacon Hill for residential and industrial uses, including 270 acres to Long Lake and 78 acres to Hines.
