The Bel-Air mansion at 1035 Stradella Road entered the luxury market with a bang — from reality TV show stars to an audacious $1 million sales pitch — but it eventually sold with little fanfare in an auction for $18.4 million, almost half the amount of its original asking price.

The estate was developed by Paul Nassif, a star of plastic surgery reality television show “Botched.” When it entered the market in March 2021, the ask was $32 million. In February, it was listed for about $28 million. According to Zillow, it was listed at $17 million on May 26, a few days before the auction started.

The home traded June 14 through the auction run by Sotheby’s Concierge Auction for $18.4 million. No reserve price was set for the auction.

Nassif’s mansion was listed by some of the Los Angeles market’s top luxury agents such as Mauricio Umansky of The Agency, Jade Mills of Coldwell Banker Realty, The Altman Brothers affiliated with Douglas Elliman and Tomer Fridman of Compass.

In February, Josh Altman and Jade Mills made an audacious pitch by offering a $1 million bonus for a buyer’s agent who could close a deal before the April 1 deadline for the ULA transfer tax. The pitch made waves when it was posted on social media, but no deal was closed. Altman declined to comment on the auction.

Sources familiar with the deal said that Nassif was interested in moving forward with other projects, and considered an auction the fastest vehicle to close a deal on the mansion.

The approximately 12,000-square-foot mansion situated on more than an acre of land was a proverbial passion project for Nassif.

“When I envisioned the home, I wanted to design it as a live, work and play oasis, an escape for my family from the world, with every modern amenity you could desire,’ he said in a statement  issued by The Agency before the auction.

The buyer was not identified. The home was purchased by Watkins Realty & Investments, headquartered in Playa Del Rey. An email and a call to the brokerage requesting comment was not returned.

An auction sale is not unknown in the enclave around Nassif’s mansion. Neighbors include megamansion The One and 777 Sarbonne, both of which were sold under the gavel by Sotheby’s Concierge Auction in 2022.
