Uncommon Developers has filed plans for a seven-story apartment complex on Sunset Boulevard.
The Transit Oriented Communities project would go up at the corner of West Sunset and North Gardner Street, several blocks east of West Hollywood’s famous Sunset Strip and a few blocks south of L.A.’s popular Runyon Canyon park.
It’s a section of the famous boulevard that has both glitz, with restaurants such as Horses, and rough patches. It’s also a part of Hollywood that seems poised for an influx of multifamily development, with many new projects already sprouting several blocks to the east.
The city is also advocating for more density in the area: In May, L.A. officials approved a zoning update for Hollywood that accommodates 35,000 new units.
An Uncommon executive filed the project application on July 11. The full plans have not yet been registered with the Planning Department, but the development firm intends to demolish three existing commercial buildings and surface parking lots to build its seven-story complex. Under the requirements of L.A.’s Transit Oriented Communities program, which provides density and other zoning bonuses for projects located near public transit, the complex would include some affordable units.
An entity tied to Uncommon bought the property in December in a multiple parcel deal from a Colorado-based investment company, according to property records. Uncommon paid $12.9 million.
The development firm run by Ryan Hekmat and Jason Larian also has pending projects in Chatsworth, the Fairfax District and East Hollywood. Larian and Hekmat are the son and son-in-law, respectively, of billionaire toymaker Isaac Larian, CEO of MGA Entertainment in Chatsworth. Their latest project is located at 7437-7445 West Sunset Boulevard and 1504-11512 North Gardner Street.
