Legacy Partners and Invesco have moved forward with plans to build more than 1,000 apartments in Costa Mesa on the site of the L.A. Chargers’ team headquarters.
The Foster City-based developer and Atlanta-based investor won a green light from the city to initiate changing the site at 3333 Susan Street from industrial to residential zoning, the Orange County Register reported.
The project, dubbed Hive Live, would replace part of the Hive, a 14.25-acre office, retail and restaurant campus and home to the Chargers’ performance field. It would demolish the offices and the Chargers team headquarters since 2017, when the team moved from San Diego.
Plans call for three five-story complexes containing 1,050 apartments and 2,500 square feet of ground-floor shops. Each unit would come with a private, 50-foot balcony. Three parking garages would serve 1,575 cars.
The development, to be built in three phases, would include 5 acres of open space, including links to a nearby Rail Trail.
Early plans include three swimming pools, courtyards, plus fire pits, barbecues and sports courts.
No timelines were disclosed for the project.
The developers must file an application for a general plan amendment. The city would then begin an environmental review and technical studies related to infrastructure, hazardous materials, noise, water supply and costs.
The L.A. Chargers are now building a 14-acre, 145,000-square-foot headquarters and training facility set to open next year in El Segundo. A 10-year agreement between the Chargers and the City of Costa Mesa to allow summer training at the city’s Jack Hammett Sports Complex ends in 2027.
