NSB Associates is back on track for an approved 196,000-square-foot office building designed by Frank Gehry in Playa Vista, which stalled four years ago because of a lawsuit.
The Beverly Hills-based developer was reapproved by the Los Angeles City Planning Commission to build the eight-story building at 12575 West Beatrice Street, Urbanize Los Angeles reported.
The offices, approved in 2017, were forced by a court to undergo further environmental review. This month, the Planning Commission approved the revised environmental impact report for the project known as New Beatrice West.
Plans include 3,400 square feet of shops and restaurants. An existing office building, home to Gehry Partners, would be retained.
The U-shaped, 135-foot-tall project, designed by Gehry, will have upper level setbacks to create terrace decks.
Construction is expected to take 18 months. A project cost and when NSB is expected to break ground were not disclosed.
Karney Management, a property owner nearby, had repeatedly appealed the office building to attempt to force the project to undergo further environmental review, without success.
The company led by Aliza Karney Guren sued the City of Los Angeles to block the project. In January 2020, a Los Angeles judge ruled that the mitigated negative declaration conducted for the project had not sufficiently considered impacts to aesthetics, noise and traffic congestion.
As a result, the Planning Department was forced to redo the environmental review process, although project entitlements were not overturned by the decision, according to Urbanize.
New Beatrice West is the second collaboration between Larry Field, founder of NSB Associates, and his longtime friend Frank Gehry. In 2023, NSB completed its two-building, 80,000-square-foot offices, designed by Gehry, in El Segundo.
