L.A. County contract activity on the high end ticked up last week as the Winnick estate in Bel-Air boosted available inventory with its $175 million asking price.   

The 60-room estate, known as Casa Encantada, led last week’s new-listing activity in L.A. County, according to a weekly report from Douglas Elliman’s Eklund Gomes team. The report tracks supply and demand of homes priced at $4 million or more in the Multiple Listing Service by tallying signed contracts and new listings.

Casa Encantada at 10644 Bellagio Road in Bel-Air originally went on the market in June 2023 for $250 million by Karen Winnick and her late husband and billionaire financier Gary Winnick. The listing saw a couple of price reductions, most recently a $30 million haircut to $165 million in November. 

Westside Estate Agency’s Kurt Rappaport, Carolwood Estates’ Drew Fenton and Compass’ Josh Flagg hold the listing. 

Within the condo segment, five listings were added to the market last week, according to Eklund Gomes.

The team reported a total asking dollar volume of $166.5 million from the 25 homes that went into contract last week. That compares with 18 contracts totaling $135 million in asking dollar volume for the week ended March 23.

A Pacific Palisades home at 814 Toulon Drive was last week’s top home that went into contract in Los Angeles County based on asking price.

Sally Forster Jones of Compass has the listing, which is priced just under $22 million.

A trust tied to Dennis E. Weiss and Dale H. Weiss is the seller, according to records with PropertyShark.

The six-bedroom, seven-bathroom home totals just over 8,000 square feet. It has a primary suite with a dressing room and private balcony, private patios for the home’s other bedrooms, elevator, theater, gardens and a guest house, according to the listing.

A home in Santa Monica, which has seen a ramp-up in activity since the January wildfires, was last week’s second-largest property to go into contract. The home at 239 20th Street is listed for $12.5 million.

Christie’s International Real Estate Southern California’s Tomer Fridman and Jennifer Johnson have the listing.

The sellers are Francesco Simplicio and Mallory Janette, PropertyShark records indicate.

The five-bed, five-bath home in the North of Montana neighborhood draws design inspiration from Italy. Marketing materials tout a custom kitchen with Calacatta Viola marble countertops, wine cellar, vaulted ceilings in the primary bedroom and Mediterranean landscaping.
