A Trousdale Estates pad touting a full-size tennis court nabbed the Beverly Hills neighborhood’s title of priciest deal so far this year, with a $32.3 million purchase price.
The mystery buyer walks away with a nice discount on 1120 Wallace Ridge, which originally hit the market in October for $48 million, listing sites show. The property has been relisted several times since, including a stint as a rental before most recently being repriced at $38.8 million in February. The deal closed last week, according to the Multiple Listing Service.
Beverly Hills Estates’ Branden Williams and Rayni Williams, along with Westside Estate Agency’s Kurt Rappaport and Stuart Vetterick represented the seller.
Coldwell Banker Realty’s Jade Mills and Peter Turman represented the buyer. The agents declined through a brokerage spokesperson to provide details on the buyer, citing a non-disclosure agreement.
A Los Angeles-based real estate company headed up by Mehrad Javahery was the seller, according to property and state records.
The entity purchased the home for $19.5 million in 2022. The seller also benefits from Beverly Hills being shielded from the Measure ULA property tax, a two-tiered assessment that applies to commercial and residential closings of at least $5.3 million within the city of Los Angeles.
The Wallace Ridge estate in late May topped the weekly signed contracts report for Los Angeles County, which is produced by Douglas Elliman’s Eklund Gomes team. The list is based on the asking price of properties listed for at least $4 million in the Multiple Listing Service.
The home was designed by Edward Fickett, the architect often referred to as the “king of the tennis court estates.” The title is a reference to his work on properties anchored by full-size tennis courts.
However, Fickett’s work extends well beyond that as he’s synonymous with the development of Sherman Oaks, Reseda and Granada Estates and the designs of over 50,000 Southern California homes, according to the Los Angeles Conservancy.
In the case of the Wallace Ridge estate, the tennis court is a big selling point, but the home can also lay claim to having the longest residential frontage in all of Trousdale, according to the listing.
The home sits behind gates and spans 7,000 square feet with five bedrooms and seven bathrooms. There are also 18-foot ceilings, a wine cellar, pool, spa and fire pits as well as 100-year-old olive trees aimed at providing additional privacy.
Nearby, Compass’ Ginger Glass and Alexandra Glass hold the listing for 1108 Wallace Ridge, which is asking $53 million. It’s Trousdale’s priciest listing currently on the market, according to Zillow records. The contemporary home has seven beds and 14 baths spread across over 18,000 square feet.
