A haircut may be just what Ardie Tavangarian’s Villa Siena mansion needs to turn the heads of prospective buyers.
The Bel-Air mansion at 607 Siena Way, with a $135 million ask, came in as last week’s priciest addition to Los Angeles County’s housing inventory, according to the Eklund Weekly Luxury Report Los Angeles. The price reflects about a 24 percent reduction from the previous ask.
The weekly roundup, compiled by Marcy Roth of Douglas Elliman’s Eklund Gomes team, reviews data from listings of $4 million or more in the Multiple Listing Service. When it comes to new inventory, the report includes re-lists.
Villa Siena’s about 35,000 square feet, making the asking price per square foot roughly $3,857 to move into the eight-bedroom, 20-bathroom home. The estate touts 30-foot glass walls, a four-story floating staircase, retractable roof in the primary suite, 22-seat cinema and jazz bar among other features.
The home first entered the market last September with an asking price of $177 million.
The listing at the time was held by the Beverly Hills Estates’ Rayni and Branden Williams, along with Shana and Emila Tavangarian. The Tavangarians are the daughters of Ardie Tavangarian and joined Carolwood Estates in April.
New to the current listing is Drew Fenton, Carolwood’s founder and CEO, who is co-listing the property with Rayni. Branden and the Tavangarians also remain on the listing.
Last week, Los Angeles County had 11 properties go into contract, which amounted to $68.7 million in asking volume, according to the Eklund Gomes report. Asking volume was off roughly 37 percent from the year-ago period.
The top home to enter into contract last week, based on list price, was 521 Spoleto Drive in the Pacific Palisades. The home is asking nearly $13 million, or $2,536 per square foot.
The five-bed, five-bath home is over 5,000 square feet, sitting on a lot that’s about a third of an acre.
Westside Estate Agency’s Kurt Rappaport holds the listing on behalf of a trust, according to property records.
The home last sold in 2017 for $8.9 million, or $1,734 per square foot.
