$26M Brentwood manse on private knoll tops LA signed contracts

Number of deals down, asking volume up 20 percent from year ago

A Brentwood mansion billing itself as a private sanctuary on about an acre lot turned the heads of a prospective buyer to land the No. 1 spot among last week’s signed contracts.

The 11,000-square-foot residence at 1504 North Kenter Avenue hopped into the top spot on the Eklund Weekly Luxury Report Los Angeles, with a $25.9 million asking price that pencils out to $2,260 per square foot.

The weekly roundup, compiled by Marcy Roth of Douglas Elliman’s Eklund Gomes team, counts Los Angeles County homes in the Multiple Listing Service asking $4 million or more.

Across the county, 14 properties went into contract last week, adding up to $142.2 million in asking volume, according to the Eklund Gomes report. Compared to the year-ago period, that’s four fewer contracts. Still, the total asking volume last week was up over 20 percent from a year earlier.

The priciest deal featured a 2024 new build that was designed by architect Richard Landry’s Los Angeles-based Landry Design Group. The residence features a spiral staircase, floor-to-ceiling glass walls, elevator and primary suite with its own terrace. 

Records show a limited liability company managed by attorney David Shladovsky bought the property in 2020 for $2.9 million, or $253 per square foot.  

When the completed six-bed, 10-bath residence first hit the market last June, it sought $30 million. It went off and on the MLS after that, seeing price cuts along the way. The most recent price change to $25.9 million was in September.

Last week’s next priciest home to go into contract, based on the listing price, was in Beverly Hills at 1335 Carla Lane.

The Trousdale Estates contemporary home spans about 11,000 square feet and is asking just under $20 million, or $1,817 per square foot.

It’s been on and off the market since 2023, when it was first listed for nearly $22 million.

The home last traded in 2020 for $16.8 million, according to listing sites.

A Delaware LLC called Stella Properties is the seller, with the shell company managed by a registered agent in Century City, according to state records.

The Beverly Hills Estates’ Rayni and Branden Williams hold the listing.

Highlights include a glass bridge at the entrance, two-story courtyard, Japanese garden, wellness center and home theater.
