An Italian Renaissance villa in Rancho Palos Verdes’ Trump-branded community crowned the list of luxury residential contracts signed in Los Angeles County last week.
The 10,987-square-foot manse at 32040 Cape Point Drive in The Estates at Trump National is under contract after asking nearly $18.9 million, based on a report compiled by Marcy Roth of Douglas Elliman’s Eklund Gomes team. The Eklund Weekly Luxury Report Los Angeles rounds up single-family homes and condominiums listed in the Multiple Listing Service for $4 million or more and lists the top contracts based on asking price.
The seven-bedroom, nine-bathroom home, dubbed Villa Cape Point, was listed in June 2025 for nearly $23.2 million but was taken off the market last November. It was relisted last month for almost $18.9 million, or $1,717 per square foot — roughly 18.5 percent below its previous list price, according to Zillow. The home last traded in September 2007 for $4 million.
Coldwell Banker Realty’s Leo Goldschwartz holds the listing and did not disclose the seller.
Villa Cape Point is perched on a cul-de-sac overlooking the ocean with approximately 300 feet of view frontage. The estate includes a theater, bar, library, wine cellar and tasting room, a gym with sauna, infinity-edge pool, outdoor kitchen, and offices for both children and adults. Trails down to the beach are accessible from the property.
Villa Cape Point was one of 18 new contracts signed in L.A. County last week reported by the Eklund Gomes team for a total of nearly $137 million in asking volume. That’s a 43.8 percent tumble in dollar volume and 35.7 percent drop in number of contracts from the same week last year, when the Eklund Gomes team recorded 28 contracts with a more than $243.7 million asking volume.
The second priciest home by list price to go into contract last week was at 563 Burlingame Avenue in Brentwood. Located across the street from Brentwood Country Club, the gated 6,453-square-foot Spanish Revival estate asked nearly $15.5 million, or roughly $2,401 per square foot. Douglas Elliman’s Josh Picker and Joshua Altman hold the listing and declined to disclose the seller.
The home hit the market in April and had a pending contract on June 17. It last sold in March 2011 for almost $6.4 million. The six-bedroom, seven-bathroom property includes two private offices, four en-suite guest bedrooms, a pool and spa and several outdoor lounge and dining areas.
