Film producer Joe Roth nabs quick close on $21M Beverly Hills mid-century modern

Led last week’s pack of $133M in contracts

It was a quick close for big-shot film producer Joe Roth and his Beverly Hills pad.

Roth’s now former home at 713 North Hillcrest Road led last week’s homes to go into contract in Los Angeles County, with its nearly $22 million asking price, according to the Eklund Weekly Luxury Report Los Angeles. The deal then officially closed this week with Roth selling the property for $21.5 million, or $3,890 per square foot.

The purchase price comes in slightly under what a trust tied to the “Maleficent” and “F9” producer paid for the home in 2021, when it traded for $23 million or $4,171 per square foot.

The over 5,500-square-foot home has four bedrooms and five bathrooms sitting on more than half an acre.

Built in 1961, the one-story home was designed by former football player turned architect Daniel Dworsky. The architect’s work also shows up in projects such as the Los Angeles Federal Reserve Bank and Los Angeles International Airport’s Tom Bradley International Terminal.

Westside Estate Agency’s Kurt Rappaport held the listing, while the Beverly Hills Estates’ Rayni Williams and Branden Williams brought the mystery buyer.

Roth has been busy this year on the real estate front.

In April, he sold his Paul Williams-designed mansion at 111 North Mapleton Drive in Holmby Hills. That property went for $22.3 million, or $1,687 per square foot.

The same day he inked the Mapleton Drive deal is when he listed the Hillcrest Road home.  

While Roth keeps busy with his own real estate portfolio, overall signed contract activity across Los Angeles County has softened from a year ago, based on the weekly report compiled by Marcy Roth of Douglas Elliman’s Eklund Gomes team. While not a precise read on the market’s actual closing activity, the signed contracts tracker offers one view of deal flow.  

The Eklund Gomes report counts properties listed in the Multiple Listing Service with at least a $4 million asking price. It does not include off-market properties.

Last week Los Angeles County counted 20 single-family and condominium contracts inked, which amounted to $132.7 million in asking volume, according to the report. That’s seven less contracts compared to the same time a year ago and a roughly 43 percent dip in asking volume.
