Los Angeles’ residential real estate scene experienced a big shake up this week that appears to have left legendary brokerage Hilton & Hyland under the Keller Williams umbrella.
Based on records from the California Department of Real Estate, 16 of the firm’s remaining 17 agents now have their licenses under Forward Sunset Inc., also known as Keller Williams Hollywood Hills. Hilton & Hyland was also listed as a “DBA” (doing business as) under Forward Sunset, in what looks to be a further sign of a relationship between the firms.
The moves come seven months after Lori Hyland, owner and chair, said she was not interested in selling the firm and planned to lead the company for the foreseeable future. Hilton & Hyland did not respond to The Real Deal’s request for comment, and Keller Williams Hollywood Hills declined.
Since the 2022 death of co-founder Jeff Hyland, Lori’s husband, the firm has seen a high volume of departures, including the brokerage’s other co-founder, Rick Hilton — who broke off to start Hilton & Hilton Real Estate with his family.
Pricey sales and listings
A two-story penthouse within the Aman Beverly Hills development found a buyer willing to dole out $200 million for the unit once it wraps construction.
The buyer is unknown but reportedly put down a partial deposit to secure the deal — which if goes through, would exceed Los Angeles County’s current all-time condo record sale price by five times.
Cain and OKO Group are behind the development of the Aman Beverly Hills at 9900 Wilshire Boulevard, which, once complete, will feature two condo towers alongside a 78-room hotel. Its penthouse units will have a total of 20,800 square feet of combined indoor and outdoor space.
Also in Beverly Hills, the home at 1357 Laurel Way re-entered the market with a $32.8 million ask. Luxury developers Alon Abady and Ofer Resles are the sellers, and The Agency’s Mauricio Umansky, Farrah Brittany and Brenden Abady hold the listing.
Abady purchased the 11,200-square-foot home in 2024 for $17 million and previously listed it for rent for $125,000 per month.
Over in Malibu, a home listed for $21.5 million went into contract — though the deal has yet to officially close for the property at 30810 Broad Beach Road. The home, which sits along Malibu’s “celebrity row” spans 4,000 square feet and once belonged to actress and singer, Pia Zadora.
Shifting east to Pacific Palisades, Ryan Raddon, the DJ known as Kaskade, sold his six-bedroom, 9,200-square-foot home at 1480 Capri Drive for $18 million. Raddon purchased the property in 2013 for $4.3 million and first placed it on the market in March 2025 — shortly after the Palisades fire — for just shy of $24 million.
Since then, the property has undergone several price cuts with its most recent ask at just under $20 million. Compass’ Alyson Richards and Carl Gambino represented Raddon in the sale, while Jessica Pasternak of The Beverly Hills Estates brought the undisclosed buyer.
Moving south to Laguna Beach, the 6,906-square-foot manse at 15 Montage Way hit the market for $29 million. The home belonged to late defense industry executive James Mellor. Mellor and his wife purchased the property for $17.7 million in 2009 and eventually carried out a renovation that increased the home’s square footage, among other changes. Berkshire Hathaway HomeServices California Properties’ Shauna Covington and Leita Covington hold the listing.
