From Boston to Boca: Real estate mogul sells waterfront spec home for $13M

The owner of a Boston-based real estate company sold a waterfront spec home in Boca Raton for $12.5 million.

Charles M. Talanian and his wife, Ann, sold the house at 225 West Alexander Palm Road in Boca’s Royal Palm Yacht & Country Club to Steven C. and Tracy M. Angeli, records show.

Charles Talanian is the president of C. Talanian Realty, a company that owns, manages and brokers real estate, and that has operated in the Boston area since the 1930s, according to its website. Talanian is also the single-largest individual property owner on Boston’s Newbury Street, according to his bio.

Steven Angeli is senior managing director and equity portfolio manager at Boston-based Wellington Management Co. He joined the firm in 1994, according to an SEC filing.

The Talanians purchased the property for $3.5 million in 2019, records show. That same year, they demolished the existing home and began building a new house. It was completed this year.

According to Realtor.com, the home was listed in May for $13 million. Marcy F. Javor with Signature One Luxury Estates represented the sellers, while David W. Roberts of Royal Palm Properties represented the buyers.

The two-story house has five bedrooms and six-and-a-half bathrooms, according to the listing. The home spans 7,408 square feet and features a second-floor terrace, two two-car garages, a pool and a dock.

Recently in Boca Raton’s Royal Palm Yacht & Country Club, a former CEO of Cantor Fitzgerald sold a mansion for $9.4 million, and a newly built spec mansion sold for $7.8 million.
