Turnberry, Carlos Rosso to develop condo tower at massive SoLé Mia in North Miami

It’s the first condo building to begin sales at the $4B North Miami mega-project

Developer Carlos Rosso is partnering with Turnberry Development to launch a condo tower at SoLé Mia, a massive $4 billion mixed-use development in North Miami, The Real Deal has learned.

The developers will begin accepting reservations for the building, called One Park Tower by Turnberry at SoLé Mia, in May, said Rosso, though brokers have been teasing the launch for more than a month. Fortune Development Sales is handling sales and marketing.

The 32-story, 303-unit building marks the first condo tower to launch at the master-planned community. Prices range from the low $500,000s to more than $3 million for the penthouses, said Rosso, founder and CEO of Rosso Development. Units will range from about 900 square feet to 2,100 square feet, with one to three bedrooms.

Rosso expects buyers will be a combination of end-users and investors, including employees of the future University of Miami medical center within SoLé Mia.

Condo developers have been launching a number of projects across South Florida, hoping to take advantage of as much demand as possible.

Rosso plans to work with Turnberry on several towers planned for SoLé Mia, which is being developed on the former Biscayne Landing site in an Opportunity Zone. It is next to Oleta River State Park.

Turnberry Development, led by Jackie Soffer, and LeFrak are co-developing the 184-site at 15055 Biscayne Boulevard through their partnership, Oleta Partners. SoLé Mia includes a 7-acre Crystal Lagoon, a new Costco, a two-tower apartment project called The Shoreline, Villa Laguna apartments, and Villa Solé apartments.

Once completed, the North Miami development will also have 1.5 million square feet of commercial space, and a 10-acre University of Miami UHealth Medical Center.

Soffer is chair and CEO of Turnberry Associates, the company founded by her father, Donald Soffer, who developed much of Aventura. Jackie and her brother Jeffrey Soffer were co-CEOs of the firm until they split in 2019.

Arquitectonica designed One Park Tower with interior design firm Meyer Davis, and landscape architect Enzo Enea. The building will include a pool, pickleball courts, a wellness center with a gym that will face the lagoon, co-working spaces, a wine room, children’s playroom, and garage with electric charging stations, according to a press release. Residents can also access the lagoon-style beach.

Construction could begin by the end of the year, and the building could be delivered in 2025, Rosso said.

Rosso launched his company after leaving the Related Group, where he led the condo division, in 2020. He is also working on other projects, including the Standard Hotel-branded condo development in Midtown Miami.
