W South Beach closing tops weekly Miami-Dade condo sales

Top 10 sales ranged from $1.4M to $4M

Last week’s condo sales cratered in Miami-Dade County, following a rally the week before.

The W South Beach took the top spot last week with a $4 million sale. Unit 1228 sat on the market for 77 days before the listing agent, Monica Nishi with Miami Connections Realty, and the buyer’s agent, Linwood Featherston with Sterling Equity Realty, brokered a deal. The sale breaks down to $3,188 per square foot.

By comparison, the top sale the week prior closed at $10.3 million. The week before that, a $17 million sale at Arte Surfside had the highest price tag.

A total of 103 condo sales closed last week, with an average price of $595,000, after sitting on the market for an average of 68 days, according to data from condo.com. Total sales volume amounted to $61.3 million.

The week prior, a total of 124 condo sales amounted to $112.5 million, with an average sale price of $907,000 and an average price per square foot of $543. Condos sat on the market for an average of 87 days.

The top 10 sales last week ranged from $1.4 million to $4 million. The week prior, they ranged from $2.8 million to $10.3 million.

Jeannie Montes de Oca with Berkshire Hathaway HomeServices EWM Realty had the listing for last week’s second priciest sale: unit 3101 at Bristol Tower, at 2127 Brickell Avenue in Miami.   Emma Garavito, also with Berkshire Hathaway HomeServices EWM Realty, represented the buyer for the $3.3 million, $1,076-per-square-foot sale. The condo spent 233 days on the market.
