Broward condo sales dip to $238M 

$4.5M closing at One24 Residences took top spot

Broward County condo sales totaled $238 million in February, slightly lower than the $250 million that closed in January.

Brokers closed 754 sales last month, compared with 666 the month prior, Multiple Listing Service data from Redfin show. February sale prices ranged from $65,000 to $4.5 million, with a median sale price of $235,000. The price per square foot ranged from $82 to $1,966, with a median of $227.

By comparison, January prices ranged from $72,500 to $4.3 million, with a median sale price of $233,750. The price per square foot ranged from $83 to $6,039, with a median of $222.

Two sales tied for February’s priciest.

Unit 401 at One24 Residences, at 124 Hendricks Isle in Fort Lauderdale sold for $4.5 million, or $1,010 per square foot. Andrew J. Ziffer had the listing, and Rachelle Hirt-Beresh represented the buyer. Both agents are with Compass. The sale closed after 84 days on the market.

Unit N1102 at Auberge Beach Residences, at 2200 North Ocean Boulevard in Fort Lauderdale also sold for $4.5 million. Charles Falkanger with Compass had the listing and Michele Tabb with LoKation represented the buyer. That sale closed after 52 days on the market at $1,966 per square foot.

By comparison, January’s top sale was unit S1506 at Auberge Beach Residences, which closed for $4.3 million, or $1,522 per square foot after 80 days on the market. 

February’s lowest price sale rang in at $65,000. Unit 120 at Sunrise Lakes, 9081 Sunrise Lakes Boulevard in Sunrise, closed for $102 per square foot after 50 days on the market. Carolyn Turner with Premier Brokers International had the listing, and Rairhard Rosas with Acres Premier Properties represented the buyer.
