January condo sales in Palm Beach County reach $237M  

$21M closing at Bristol took top spot

Palm Beach County condo sales totaled $237 million in the first month of the year, nearly $40 million less than in December.

Brokers closed 506 condo sales last month, compared with 585 in December, MLS data from Redfin shows. Sale prices ranged from $55,000 to $21 million, with a median price of $260,000. Price per square foot ranged from $76 to $3,788, with a median of $237.

In December, prices ranged from $32,000 to $23.8 million, with a median price of $249,900. Price per square foot likewise ranged from $49 to $4,679 with a median of $218.

Bristol unit 1901 at 1100 South Flagler Drive in West Palm Beach snatched January’s title of priciest condo sale, with a $21 million closing after 259 days on the market. Douglas Elliman’s Samantha Curry represented the sellers, Robert Garvy, founder and former CEO of Intech Investment Management, and his wife Carol. Steve Hall with Compass represented the undisclosed buyer. The deal came out to $3,788 per square foot.

That sale price is a few million less than December’s top sale, a $23.8 million closing at Leverett House in Palm Beach. Unit E4B at 110 Sunset Avenue went for $4,679 per square foot. Robert Kraft,  billionaire owner of the New England Patriots, and his wife, Dana, bought the condo from an unidentified seller after it spent 52 days on the market.

Dana Koch and Paulette Koch of the Corcoran Group represented the seller. Christian Angle of Christian Angle Real Estate represented the Krafts.

Kings Point unit 194 at 194 Seville I in Delray Beach took the title of January’s cheapest sale, closing at $55,000 — or $76 per square foot — after spending 47 days on the market. Michael LaChance with LoKation Real Estate had the listing.
