Miami-Dade condo sales fall in April to $647M

$18M closing at Grove at Grand Bay took the top spot

Miami-Dade County’s condo market weakened in April, with sales and dollar volume lower than in March.

April condo sales totaled $647 million, down from $808 million in March. February’s total was $544 million.

Brokers closed 930 sales in April, compared to 1,034 in March and 720 in February, MLS data from Redfin show. April sale prices ranged from $85,000 to $17.8 million, with a median sale price of $410,000. Price per square foot ranged from $94 to $3,900, with a median of $432 per square foot.

Unit Ph-01S at the Grove at Grand Bay at 2675 South Bayshore Drive in Miami snagged April’s title of priciest deal at $17.8 million — or $1,860 per square foot. Miltiadis Kastanis and James Hait, both with Douglas Elliman, had the listing. Liz Hogan with Compass Florida represented the buyer. The condo spent 275 days on the market.

It’s a drop from last month’s top sale, in which a Fisher Island condo traded for $21 million.

April’s cheapest trade was a condo at the Star Lakes Estate in Miami. Unit 725 at 303 Northeast 187th Street sold for $85,000. The deal breaks down to $94 per square foot. Ana Palomino with Beachfront Realty had the listing, and Gelen Barrera, with Grand Realty of America, represented the buyer. The condo spent 412 days on the market.
