Miami-Dade condo sales reach $544M in February 

$21M closing at Surf Club Four Seasons took the top spot

Miami-Dade County condo sales reached $544 million in the second month of the year.

Brokers closed 720 condo sales in February, MLS data from Redfin shows. Sale prices ranged from $50,000 to $21 million, with a median sale price of $387,500. The price per square foot ranged from $55 to $4,563, with a median of $420 per square foot.

The good news for real estate agents is that sales volume increased, while median sale prices stayed largely unchanged from January. Brokers closed 637 sales in January, totaling $442 million, with a median sale price of $398,000.

Unit S-1005 at Four Seasons Residences at the Surf Club, at 9001 Collins Avenue in Surfside, was February’s priciest deal at $21 million. Stacy Robins with Stacy Robins Companies had the listing, and Anastasia Wachter with Douglas Elliman represented the buyer. The sale breaks down to $4,563 per square foot. The condo spent 242 days on the market.

That sale price is $4 million greater than January’s top sale, unit 201 at Arte Surfside, 8955 Collins Avenue. It sold for $17 million — or $2,437 per square foot — after spending 671 days on the market.

The least expensive February sale was for unit 205 at Zurich Condo at 13480 Northeast Sixth Avenue in North Miami, which sold for $50,000, or $55 per square foot. Teo Palmieri with Elite Ocean View Realty represented both sides of the deal.

That’s less than half of January’s cheapest sale. Providence at Doral unit 1306 at 5300 Northwest 87th Avenue traded for $105,000, according to Redfin.
