Broward condo sales regain lost ground, reach $414M in May 

Closing at Four Seasons Residences Fort Lauderdale (again) took top spot at $13.3M

Broward County condo sales finished strong in May. Total dollar volume and sales made up for ground lost in April and surged past March’s totals.

Condo sales reached $414 million in May, up from $336 million in April and marking a record for this year. Sales for March, February and January were $379 million, $238 million and $250 million, respectively.

Brokers closed 1,162 sales last month, compared to 962 in April, Multiple Listing Service data from Redfin show.

May sale prices ranged from $70,000 to $13.3 million, with a median sale price of $240,000. The median price per square foot was $234 — the same as April’s — and ranged from $76 to $2,133.

By comparison, April sale prices ranged from $75,000 to $4.2 million, with a median sale price of $240,000.

Similar to April and March, a condo at Four Seasons Residences in Fort Lauderdale took the top spot. Unit 702 at 525 North Fort Lauderdale Beach Boulevard snagged May’s priciest sale at $13.3 million. Daniel Teixeira with Douglas Elliman represented both sides of the deal. The sale breaks down to $2,133 per square foot. It sold after 420 days on the market.

May’s cheapest sale bottomed out at Park South, where unit 204 at 1280 Northwest 43rd Street in Lauderhill sold for $70,000 — or $96 per square foot. Steven Pizzuto with Castelli Real Estate had the listing, and Sharica Black with Charles Rutenberg Realty represented the buyer. The condo spent 429 days on the market.
