Broward County condo sales and dollar volume fell in September, resuming a downward spiral after August snapped a summer slowdown.

Brokers closed 820 condo sales in Broward in September, totaling $251 million, down from 926 condo sales totaling $287 million in August, MLS data from Redfin show. 

September sale prices ranged from $63,000 to $3.7 million, with a median price of $235,000. The price per square foot ranged from $68 to $1,327, with a median of $233 — lower than August’s median price per square foot of $245.

In August, sale prices ranged from $65,000 to $2.9 million, with a median price of $240,000. The price per square foot ranged from $59 to $1,136.

Trump Hollywood led the way with a $3.7 million sale. Unit 402L at 2711 South Ocean Drive in Hollywood changed hands at $943 per square foot after 137 days on the market. Denise Rubin with Coldwell Banker Realty had the listing. Nochum Rabin, also with Coldwell Banker Realty, represented the buyer.

The price was higher than August’s top trade. AquaBlu topped August’s charts with a $2.9 million sale.

By contrast, a unit at Castle Apartments in Lauderhill was September’s cheapest sale at $63,000. Unit 106 at 2271 Northwest 47th Terrace closed at $68 per square foot after 92 days on the market. Steven Modica with Real Estate Home Sales had the listing. Amina Madar, also with Real Estate Home Sales represented the buyer.
