Palm Beach County condo sales drop in September to $221M 

Number of closings fell to 445 from 546 in August

Palm Beach County’s condo sales and dollar volume fell last month.

September condo sales totaled $221 million, falling from $233 million in August. Brokers closed 445 sales last month, down from 546 sales in August and 613 in July, Multiple Listing Service data from Redfin show.

September sale prices ranged from $30,000 to $9.4 million, with a median sale price of $250,000. The price per square foot ranged from $21 to $2,265, with a median of $228 per square foot.

In August, sales closed with a median price of $260,000, and $226 per square foot.

Total sales dollar volume has steadily fallen month over month in Palm Beach County since April, when sales dollar volume peaked at $489 million. In September of last year, sales dollar volume was $259 million.

Unit 505 at One Thousand Ocean, at 1000 South Ocean Boulevard in Boca Raton, took the top spot for $9.4 million. The sale closed after 284 days on the market. Marcy Javor with Signature One Luxury Estates had the listing. Michael O’Connor and Nicholas Malinosky, both with Douglas Elliman, represented the buyer.

The sale price was more than August’s priciest sale. Unit 2201 at La Clara in West Palm Beach closed for $5.8 million. 

Unit C at Stratford at Hunters Run, at 25 Stratford Drive in Boynton Beach, was at the bottom of the charts with a $30,000 sale. Jill Tarlow with Lang Realty/Delray Beach had the listing. Mark Plaxen with Atlantic Florida Properties represented the buyer. The sale closed after 139 days on the market at $21 per square foot.
