One of Montauk’s largest compounds gets listed for $48M

Totaling a whopping 36 acres, this Montauk spread is also home to 22 wood ducks and other wildlife, its current owner, Eli Wilner said. The head of a Manhattan-based antique frame restoration company, Wilner and his wife are listing their beachfront estate for $48 million, Bloomberg reported — one of the priciest listings on the Hamptons market right now. The 7,000-square-foot main residence has five bedrooms and four bathrooms across three levels, the floors of which are all made of marble. Hamptons brokerages give up on creating a local MLS

Score another one for StreetEasy. Just months after the listing platform purchased the Hamptons’ own version of MLS, called Hamptons Real Estate Online (HREO), the competing East End Real Estate Association announced that it will be disbanding. Comprised of 13 residential brokerages in the Hamptons — including Douglas Elliman, Corcoran Group, and Sotheby’s International realty — the EEREA came together three years ago to create its own multiple listing system called the East End Listing Exchange. The system was slated to launch in January, but that same month, StreetEasy bought HREO for an undisclosed amount. “There were just too many moving parts in achieving this objective,” EEREA’s director, Joseph Sabella, said in a statement. Another glass spec house in Bridgehampton hits the market for just under $25M

East End developer Jay Bialsky has a new project that just hit the market — an 8,000-square-foot “ultra-modern” abode right off Swan Creek. Listed by Bespoke Real Estate, the home will have seven bedrooms and seven-and-a-half bathrooms. It will feature an open living floor plan, media room, and en suite bedrooms. Outside, the property will feature extensive entertainment areas, including a waterfall pool, outdoor kitchen, fire pit, and cabana. Bialsky has another spec home in the works. Asking $44.9 million, the Andre Kikoski-designed digs raised some eyebrows due to its designs for a large pool that is fully transparent. [Curbed]

Historic Village Latch Inn revived — temporarily — as the new Latch Pop-Up Inn

The halfway-modernized Village Latch Inn will be partially open come Memorial Day, more than a year after the Beechwood Organization, a Long Island-based developer, acquired the five-acre site for $23 million. Twenty of its 65 rooms have been refurbished, according to 27East. The long game for Beechwood is to build a condo complex on the property at 101 Hill Street in Southampton. But while it awaits permission to rezone from town officials, the Latch Pop-Up Inn will feature one- and two-bed guest rooms ranging from $125 to $650 per night, depending on the day. [27E]

Town of East Hampton turns down Bravo reality show

“Summer House” must find elsewhere to summer. The second season of the reality series must be filmed somewhere other than East Hampton, according to 27East, after the town stood gave a hard “no” to the possibility of the show shooting a second season at a private house on Napeague Harbor Road. The town clerk’s office claimed the filming would violate the town zoning code, referring to the shoot as a “commercial operation.” It’s not the first time “Summer House” received the cold shoulder from Hamptons officials. “We are very concerned that this show promotes a false picture of Montauk as a raucous party town, when in fact the complete opposite is true,” Montauk Chamber of Commerce president Paul Monte told Page Six late last year. [27E]

Robert Downey Jr. buys East Hampton million-dollar windmill

Iron Man is a big fan of the Hamptons. Robert Downey Jr. recently snagged a four-acre compound in East Hampton, Behind the Hedges reported, and its most notable feature is the three-story windmill that’s a part of the house. The seven-bedroom property was last listed for $11.9 million but it’s unclear how much the actor paid. The 8,500-square-foot residence features a library, with a two-bedroom guest house, 50-foot pool, and tennis court on the grounds. Brown Harris Stevens’ Peter Turino had the listing.
