Between upscale fitness chains and consignment shops to even e-commerce monster Amazon, the city’s retail leasing market saw it all in the month of July.
The 10 biggest retail lease deals signed last month totaled 219,942 square feet, up 46,370 square feet from May’s total, 173,572 square feet. And the largest lease happened to be inked in Brooklyn.

1) Chelsea Piers, 300 Livingston Street, Downtown Brooklyn – 52,000 square feet
The sports and entertainment company inked a lease for a new fitness club with 52,000 square feet of retail space at 300 Livingston Street. This new location will be the company’s second, with the first being — yep, you guessed it — Chelsea Piers in West Chelsea. Steve Gonzalez of TF Cornerstone represented the landlord in-house, along with a Winick Realty Group team comprised of Steven Baker, Aaron Fishbein and Daniyel Cohen. Chelsea Piers represented itself in-house.
2) Fotografiska, 281 Park Avenue South, Gramercy Park – 45,000 square feet
Tack, tack! The Swedish photography center inked a lease for 45,000 square feet of retail space at 281 Park Avenue South, also known as the Church Missions House. Fotografiska’s Gramercy lease in the six-story building is its first outside of Stockholm. JLL represented the landlord, RFR Realty in the transaction.
3) Blink Fitness; Michaels, 1633 East 16th Street, Midwood – 40,000 square feet
The fitness center and craft store signed 10-year leases for 20,000 of retail space each, totaling 40,000 square feet, at 1633 East 16th Street. The businesses will occupy three of the four floors of the building. AB Capstone is the landlord. Ezra Saff of Retail Zone represented Blink Fitness in the deal, and Greg Batista of Ripco Real Estate represented Michaels in the deal.
4) CVS, 305 East 86th Street, Yorkville – 19,649 square feet
The pharmacy chain inked a 15-year lease for 19,649 square feet of retail space at 305 East 86th Street. The space was formerly occupied by the Food Emporium. Barry Fishbach and Peter Whitenack of RKF represented the landlord — a partnership between the Chetrit Group and Stellar Management. Jason Pruger, Harrison Abramowitz and Ross Kaplan of Newmark Knight Frank represented the tenant.
5) Princi, 128 Van Brunt Street, Red Hook – 18,000 square feet
The Italian bakery signed an 18,000 square foot lease at 128 Van Brunt Street. Princi is owned by Starbucks. Asher Abehsera’s LIVWRK is the landlord of the building. David Firestein, Geoff Bailey and Jenna Heidenberg of SCG Retail represented the tenant in the transaction.
6) Learning Experience, 31-53 31st Street, Astoria – 11,333 square feet
The preschool, which serves children from six weeks old to six years old, signed an 11,333-square-foot lease at 31053 31st Street. This is the early education provider’s second location in Queens, with the first being in Long Island City. Garry Steinberg, Jaime Schultz, Adam Malitz and Zach Steinberg of Lee & Associates represented the landlord, Mega Contracting Group, while Nick Vanella represented the tenant in-house.
7) Totokaelo, 190 Bowery, Nolita – 8,918 square feet
The Seattle-based fashion retailer inked a lease for 8,918 square feet of retail space at Aby Rosen’s landmarked six-story building at 190 Bowery. Brandon Singer and Michael Cody of Cushman & Wakefield represented the landlord, RFR Realty. Michael Yadgard of Maxwelle NY represented the tenant.
8) Bank of America, 123 East 75th Street, Upper East Side – 8,888 square feet
The bank renewed its lease for 10 years for 8,888 square feet of retail space at 123 East 75th Street. Tom Citron and Ethan Berenzweig of Newmark Knight Frank represented the landlord, Patrician Associates, while Stephen Sjurset of CBRE represented the tenant.
9) The RealReal, 80 Wooster Street, Soho – 8,800 square feet
The online consignment store signed a five-year lease for 8,800 square feet of retail space at 80 Wooster Street. Richard Skulnik and Lindsay Zegans of Ripco Real Estate represented the owner, Jenel Management. Robin Abrams and Lisa Rosenthal of Eastern Consolidated represented the tenant.
10) Amazon, 72 Spring Street, Soho – 7,354 square feet
The online retailer inked a lease for 7,354 square feet at 72 Spring Street for its latest brick-and-mortar bookstore in the city. RKF represented the landlord, Melvin Heller, in the deal.
