The largest project is from Lendlease at 100 Claremont Avenue in Morningside Heights

New York City’s 10 largest projects in December included a little bit of everything.

All five boroughs had at least one project on the list last month, and the types of developments ranged from mixed-use projects to storage facilities to a healthcare center. The largest project of the month came from Lendlease, which is planning a building spanning almost 300,000 square feet at 100 Claremont Avenue in Manhattan. A new building from Brookfield Property Partners at the Greenpoint Landing megaproject spanning about 293,000 square feet came placed second.

The Bronx and Queens led the way in December with three projects each, while Manhattan had two, and Brooklyn and Staten Island had one apiece.

The full list of December’s top 10 biggest real estate projects is below:

1. 100 Claremont Avenue, Manhattan
The largest project from December came from construction giant Lendlease, which filed plans for a 175-unit 42-story mixed-use project at 100 Claremont Avenue spanning about 297,000 square feet. Lendlease and L+M Holding bought air rights from Union Theological Seminary to build the project, which is part of the seminary’s $125 million renovation effort. The seminary will buy some space in the building for classrooms, faculty housing and offices, and the rest of the project will be market-rate condos.

2. One Bell Slip, Brooklyn
The No. 2 spot for December went to another building at the massive Greenpoint Landing project. Brookfield Property Partners is planning a 31-story building at One Bell Slip as part of the development that will span about 293,000 square feet. The building will have 408 units with amenities including a pool and a fitness center. Brookfield announced earlier this year it would build two additional rental towers at Greenpoint Landing, which will have up to 5,500 residential units along with retail space, a school and a waterfront park when it is finished.

3. 130-02 South Conduit Avenue, Queens
Triangle Equities is planning a warehouse near John F. Kennedy International Airport in Queens that will stand five stories tall and span about 233,000 square feet. It will be used as a distribution facility for industrial air cargo freight and e-commerce. The bottom two floors will include truck courts for tractor trailers that are linked to the street, and the top three floors will be storage space.

4. 1841 Broadway, Manhattan
Global Holdings Management Group is planning a mixed-use project with 173 residential units at 1841 Broadway near Columbus Circle that will span about 173,000 square feet. It will stand 24 stories tall and be split between about 162,000 square feet of residential space and 12,000 square feet of commercial space.

5. 87-16 121st Street, Queens
Another storage facility in Queens took the No. 5 spot. The Jamaica project from SNL Storage will stand seven stories tall and span about 125,000 square feet.

6. 1769 Jerome Avenue, Bronx
The Bronx’s first appearance on the list comes thanks to a roughly 123,000-square-foot residential project from the Jerome Housing Development Fund at 1769 Jerome Avenue. The project will stand 16 stories tall and include 175 units, and it lies within the section of the road that the City Council recently voted to rezone.

7. 290 East 149th Street, Bronx
Omnibuild is planning a two-building mixed-use project in the South Bronx that will span about 112,000 square feet. The buildings will stand eight stories tall with 124 market-rate units, roughly 21,000 square feet of retail space and about 20,000 square feet of outdoor space.

8. 2111 White Plains Road, Bronx
The Sopher Group is planning to build a 124-unit market-rate housing project at 2111 White Plains Road in the northern Bronx that will span about 105,000 square feet. The eight-story building will be split between about 74,000 square feet of residential space, 30,000 square feet of commercial space and 900 square feet of community space. Sopher is partnering with the Irgang Group on the project.

9. 715 L Ocean Terrace, Staten Island
Staten Island’s sole appearance on the list comes thanks to the New York City School Construction Authority. The agency filed plans for a new building spanning about 102,000 square feet at 715 L Ocean Terrace in the borough.

10. 135-25 Northern Boulevard, Queens
Another project in Queens closed out the list. Sovereign Health System is planning an ambulatory care and medical office building at 135-25 Northern Boulevard in Flushing that will span about 97,000 square feet. The 12-story building will include 7,000 square feet of commercial space and a 187-space parking garage.
