The Westly’s penthouse cracks uptown price peak

Unit closed for or $3,831 psf, priciest above East and West 86th Street

A penthouse at an Upper West Side development is claiming an uptown price peak after closing for $13.5 million last month.  

Penthouse A at 251 West 91st Street fetched $3,831 per square foot, making it the priciest condo sale per square foot above East and West 86th Street. 

Unit #42 at 180 East 88th Street previously held this obscure record, according to Shlomi Reuveni, who brokered the penthouse sale and is leading sales for Reuveni Development Marketing at The Westly. The condo closed for a price per square foot of $3,609 — $14.5 million total — last January.   

The blocks between 86th and 96th streets “have been pretty sleepy on the Upper West Side when it comes to new development,” Reuveni said. He added that the corridor has opened up in the last few years with rising demand for more space and family-friendly neighborhoods.

Developers Adam America Real Estate and Northlink Capital launched sales at 251 West 91st Street — then known as Era — in June 2021 with Reuveni Development Marketing at the helm. Last January, the developers brought on brokers from Serhant’s new development arm and changed the building’s moniker to The Westly. 

Top broker Tamir Shemesh joined the building’s sales team shortly after, though he was ousted from the project when he was terminated from Serhant earlier this year. Shemesh and brokerage founder Ryan Serhant hosted an event featuring Macallen whiskey at the property less than a month before his termination.

Dennis Cusack and Annette Akers now lead sales at the building for Serhant, according to the brokerage’s new development website.

Closings at the 52-unit building began last October, with 11 already in the books and two more in contract at the time of publication. Together, the units brought in about $49 million of the expected $284 million in revenue specified in the building’s offering plan.

The building’s cantilever design caused a stir among Upper West Siders with some claiming its “ugly” facade would not coincide with other buildings in the neighborhood. Concerned residents formed the Cantilever Opposition Group, which tried to halt construction in 2021 by filing a zoning challenge. However, the Department of Buildings told Crains that the development complied with the necessary requirements.

The Westly’s 3,500-square-foot condo has five bedrooms and four bathrooms. It features a kitchen with high-end appliances including an espresso machine and a steam oven warming drawer, windowed primary bathroom with a soaking bathtub and rooftop terrace. 

Amenities at the 20-story building, designed by ODA Architects, include a rooftop pool and outdoor deck, 24-hour concierge, fitness center and pet grooming station.
