Redevelopment to bring 100 apartments to SF’s Polk Gulch

Southern Land Global plans nine-story, mixed-use complex with bicycle parking

A Southern California developer with ties to China has proposed building a 100-unit apartment complex in San Francisco’s Polk Gulch as part of a redevelopment plan.

Southern Land Global, based in West Covina, has filed for a demolition permit to replace a single-story commercial building at 1567 California Street with a nine-story, mixed-use building, SFYimby reported.

Southern Land, an affiliate of Shanghai Laiyi Real Estate Development based in China, received permits to build the 106,730- square-foot project in 2021. Construction is expected to take 22 months.

The $27-million project will include 100 apartments and 8,160 square feet of street-level shops and restaurants. Another 6,520 square feet would be dedicated to common space.

Residential parking will be included for 105 bicycles, while retail parking will have one bicycle parking slot inside and 11 spaces along the sidewalk.

Apartments will include 20 studios, 29 one-bedroom, 39 two-bedroom and 12 three-bedroom units. Nine units will be set aside as affordable, including five for very-low-income, two for low-income and two for moderate-income households.

David Baker Architects, based in Rincon Hill, designed the chocolate-and-white colored complex at Polk Street. Amenities include a two-level lobby, a shared room, fitness center, and a landscaped courtyard designed by Interstice Architects, based in Lower Nob Hill.

The central courtyard will provide light for inward-facing apartments and include a brick passage, planters, and outdoor furniture.

In September, another developer filed plans to demolish a Polk Gulch building and replace it with a 69-unit, mixed-use complex at 955 Post St.
