The developers of Tabor Village, Dallas-based Onyx Legacy Group and Lincoln Avenue Communities, secured initial financing for their senior-focused low-income housing project.
Tabor Village will be built on land in the Dallas neighborhood of Oak Cliff, formerly owned by Mt. Tabor Baptist Church. The residential community will have one- and two-bedroom apartments, with the goal of allowing area seniors to stay in their own neighborhood, according to the Dallas Morning News. While Onyx Legacy is based locally, California-based Lincoln Avenue is a nationwide developer with a specific focus on operating affordable housing communities.
The development will be set next to a library and a fire station on 19 acres at 6200 Baraboo Drive. In total, there will be 229 apartment units, according to the outlet, citing a 2025 filing with the Texas Department of Licensing and Regulation. Additionally, the complex will feature trails, a dog park and a water feature. The complex could be up and seeking tenants as early as next year.
“It allows many people that have built lives, their children, and so forth — especially now with so much uncertainty in the marketplace — you’ve got people on fixed incomes,” Onyx Legacy cofounder Mark Allen told the outlet. “And so for those that were either renting or having homes with inadequate heat and not as energy efficient, this gives them, not only that, but it also creates safety for the seniors.”
Of the 229 apartments, Allen told the outlet that 15 percent will be restricted to tenants at or below 50 percent of the median income. 75 percent will be set for tenants at 60 percent of the median income, with the remaining 10 percent to go for market rate.
According to marketing materials, Lincoln Avenue owns over 170 properties and over 30,000 apartment units. The company claims they have over 80,000 residents across their portfolio.
