A former SMU football player is developing a $100 million, 20-story high-rise just north of Uptown Dallas, around a mile from where he used to drop into coverage on Saturdays.
Blake Poston, who was a part of the Southern Methodist University Mustangs football team for three years and went to Highland Park High School, is also the founder of Cover2 Capital. Poston told the Dallas Morning News that Cover2 is aiming to begin construction on an Uptown high-rise at 5220 McKinney Avenue late next year. The building is dubbed The Savannah, and Cover2 is still in design and city development review processes, according to the outlet. Poston founded Cover2 in 2022 following a stint with S2 Capital, according to the company’s website.
The Savannah could have a blend of one- to three- bedroom luxury rental units, with 100 total available for rent. The building will also feature three penthouse apartments when completed. Pricing information isn’t nailed down, but Poston told the outlet that rents will be similar to nearby luxury properties. The project is billed as a boutique community, according to the outlet, and is intentionally building larger, 1,800-square-foot average units.
The Savannah is an ambitious project for a young company. That doesn’t mean Cover2 and Poston lack experience, though: They’re also behind Wheelhouse, a 297-unit, mixed-use development in North Richland Hills, and the planned Greerhouse, a garden-style multifamily development in Anna, according to their website. The Wheelhouse development features upwards of 10,000 square feet of retail and a one acre park, and two of Greerhouse’s planned 24 acres are earmarked for a catch-and-release pond.
Cover2 tapped ZDS to take over duties as the architect of record on the project, with other partners to come in the future. Poston told the outlet that Cover2 is under contract to buy two parcels of land that The Savannah will sit on from Halebian Investments.
